Living in Skokie

Skokie sits 16 miles northwest of downtown Chicago and 12 miles east of O'Hare International Airport, on 10 square miles. CMAP's 2020 to 2024 estimates count about 66,200 residents in about 24,400 households.

The railroad reached Skokie in 1903 and its first bank opened in 1907. Skokie grew fast in the housing boom after World War II, and for a time it held the title "The World's Largest Village."

Downtown Skokie

Village Hall sits at 5127 Oakton Street, Skokie, and the Oakton-Skokie CTA station sits at 4800 Oakton Street, Skokie. The village has encouraged redevelopment in Downtown Skokie, including the Illinois Science + Technology Park on the 23.4-acre former Searle/Pfizer site.

Homes from 1940 to 1969

CMAP's 2020 to 2024 snapshot puts the median home's construction year at 1959, with about 65% of Skokie's homes built between 1940 and 1969. About 55% are detached single-family houses. The rest range from attached homes and two-unit buildings to large apartment buildings.

Parks, trails, and the channel

The Skokie Park District is its own government agency with its own board, and it runs Weber Leisure Center, Devonshire Aquatic Center, Skatium Ice Arena, and Emily Oaks Nature Center. The free Skokie Northshore Sculpture Park sits on McCormick Boulevard, Skokie, between Dempster Street and Touhy Avenue, next to the channel.

Oakton College's Ray Hartstein Campus sits at 7701 N. Lincoln Avenue, Skokie. The village also lists the Illinois Holocaust Museum & Education Center and the North Shore Center for the Performing Arts among its arts institutions. Cook County's Oakton Street project adds bike lanes meant to connect the North Shore Channel Trail on the east end with the Skokie Valley Trail on the west.

Trains, buses, and the Edens

Getting around Skokie

The CTA Yellow Line, also called the Skokie Swift, runs between Dempster-Skokie station at 5001 Dempster Street, Skokie, and Howard station in Chicago, with a stop at Oakton-Skokie. At Howard you can transfer to the Red Line or the Purple Line for service downtown. Dempster-Skokie has park-and-ride lots on both sides of Dempster Street. The village says Oakton-Skokie has no vehicle parking and plenty of bicycle racks.

Buses meet both stations. CTA routes 54A and 97 and Pace routes 250 and 626 connect at Dempster-Skokie, while CTA routes 54A and 97 and Pace routes 210 and 226 connect near Oakton-Skokie. Pace Route 250 runs along Dempster Street from downtown Evanston to the Des Plaines Metra station. The village counts seven CTA and ten Pace bus lines.

The Edens Expressway (I-94) runs along Skokie's western edge, and Skokie Boulevard is US 41. Cook County and IDOT have road projects underway on Oakton Street and Skokie Boulevard, so ride or drive the route from the house at your normal commute hour before you buy.

Check the address

Skokie schools

Several school districts serve Skokie, and the address decides which one. The village lists Districts 65, 68, 69, 72, 73, 73 1/2, 202, and 219. Skokie School District 68 runs Devonshire, Highland, and Jane Stenson elementary schools and Old Orchard Junior High. District 69, Skokie-Morton Grove, is a preschool through 8th grade district with students in both villages. Fairview District 72 runs a K through 4 primary school and a 5 through 8 middle school, and District 73 1/2 runs Meyer and Middleton schools and McCracken Middle School.

District 65 says it serves Evanston and a small neighboring section of Skokie. Niles Township High Schools District 219 serves Skokie, Lincolnwood, Morton Grove, and Niles, with Niles West at 5701 Oakton Street, Skokie, and Niles North at 9800 N. Lawler Avenue, Skokie. The village also lists Evanston Township High School District 202.

Use the village's school district address lookup and each district's boundary map, then confirm with the district before you write an offer. District 69's Edison Elementary, for third through fifth grade, sits at 8200 Gross Point Road, Morton Grove, so ask which building serves the address.

What buyers and investors see

Older homes, condos, and apartment buildings

CMAP's 2020 to 2024 snapshot counts about 55% of Skokie's homes as detached single-family houses and about 5% as attached single-family homes. Two-unit buildings hold about 4% of homes and buildings with three or four units hold about 9%. Buildings with five to nine units hold about 5%, those with 10 to 19 units about 3%, and those with 20 or more units about 19%.

Owners occupy about 75% of Skokie's occupied homes and renters about 25%. About 41% of homes have three bedrooms.

A home from the 1950s or 1960s can be due for a roof, a furnace, windows, or electrical work, so ask for the age of each system when you tour. The village's flood guidance tells owners to have flood control systems, overhead sewers, and sump pumps inspected every year by a professional, so ask sellers for the service records on any of those in the basement.

For veterans and military families

Buying in Skokie with a VA loan

Dorazio Real Estate is veteran-owned, and our managing broker is a former U.S. Army officer and West Point graduate. Agents on our team specialize in Skokie and the north suburbs, and we pair you with the one whose experience fits your plans.

Skokie's median home was built in 1959, and about 65% of its homes date from 1940 to 1969. We review condition at the first showing, since a worn roof, an old water heater, or peeling paint can come up in a VA appraisal. Catching those items during the search leaves you room to shape the offer. The VA requires wood-destroying insect information for every Illinois home before it issues its Notice of Value, so plan on a termite inspection as part of the purchase.

A VA loan can also buy a building with two to four units, as long as you live in one of them. About 4% of Skokie's homes sit in two-unit buildings and about 9% in buildings with three or four units, so these buildings come up here. If the building is a rental, the village inspects it before it issues transfer stamps on a sale, so we plan the timeline around that inspection.

About 19% of Skokie's homes sit in buildings with 20 or more units. Condo buildings need VA approval before a VA loan can buy in them, so we check a building's status early.

Illinois offers property tax exemptions for veterans with a service-connected disability rating of 30% or higher, and you apply through the Cook County Assessor's Office.

Our VA loan page covers the benefit, the appraisal, and buying a 2-4 flat. If PCS orders bring you here, our relocation concierge can tour homes for you by video before you arrive.

For investors

Buying a Skokie rental or multifamily property

About 4% of Skokie's homes sit in two-unit buildings and about 9% in buildings with three or four units, and renters occupy about 25% of occupied homes, by CMAP's 2020 to 2024 count. The village counts around 1,200 apartment buildings with about 5,000 rental units, plus about 1,500 houses, duplexes, and townhomes that are rented.

Skokie regulates its rentals. The village requires each rental unit to be registered every year, and owners must complete the village's free landlord seminar before they register. Rental units in condominium buildings with more than four units and an active management association are exempt from registration. Rentals of less than 30 days run under a village pilot program. An unhosted short-term rental needs a five-night minimum stay, is limited to 18 bookings during the pilot, and must be the host's primary residence, so check the current rules before you buy a property for that use.

Health care is Skokie's largest employment sector, with about 7,000 jobs in the village in 2023, and the village counts about 1.66 private-sector jobs per household. Endeavor Skokie Hospital sits at 9600 Gross Point Road, Skokie, and the Illinois Science + Technology Park and Oakton College sit in the village too. Measure each building's distance to the Yellow Line and to those employers when you estimate rent.

For a building with two or more units, our multifamily investment analysis covers the rent roll, operating expenses, cash flow, financing scenarios, and value-add potential before you commit.

Our multifamily and investment property page covers 2-4 flats, larger buildings, and house hacking with a VA or FHA loan. We also help investors buy mixed-use buildings, fix and flip projects, and furnished rentals. Read our property management page to see what our sister company manages.

For sellers

Selling a Skokie home

About 65% of Skokie's homes were built between 1940 and 1969, so a buyer may tour several homes from the same era in one weekend. Updates to the kitchen, roof, windows, and mechanicals set yours apart. Price it against the homes those buyers will tour, and gather permits and improvement records before the photographer arrives.

The village is part of every Skokie closing. Transfer stamps come from the Village Clerk's Office at Village Hall, 5127 Oakton Street, Skokie, and the property must be free of liens and code violations with no balances owed to the village. The clerk also needs a request for a final water reading. If you're selling a rental, the village inspection must be scheduled at least 28 days before closing, and we build the listing timeline around it.

Start with a free comparative market analysis for your address. When you list, we can add a measured 2D or 3D floor plan, and our photo prep guide walks you through getting each room ready.

Questions people ask

Skokie real estate questions

Which school district serves my Skokie home?

It depends on the address. The village lists Districts 65, 68, 69, 72, 73, 73 1/2, 202, and 219. Use the village's address lookup and the district's boundary map, then confirm with the district before you write an offer.

Does Skokie have a train?

Yes. The CTA Yellow Line, or Skokie Swift, stops at Dempster-Skokie and Oakton-Skokie before it reaches Howard station in Chicago, where you can transfer to the Red Line or the Purple Line.

What does Skokie require before a sale closes?

The Village Clerk's Office issues transfer stamps once the property is free of liens and code violations and owes the village nothing. A rental property needs a village inspection scheduled at least 28 days before closing.

Are there condos and apartment buildings in Skokie?

Yes. About 19% of Skokie's homes sit in buildings with 20 or more units, about 5% in buildings with five to nine units, and about 3% in buildings with 10 to 19 units. Which of those are condos varies by building, so ask us and we'll check the association and, for a VA loan, the building's VA approval.

What should veterans know before buying in Skokie?

Ask for the age of the roof, furnace, water heater, and windows at the first showing, since worn systems can come up in a VA appraisal. Dorazio Real Estate is veteran-owned, and we flag those items while you still have room to shape the offer. For a condo, confirm that the VA has approved the building.

Can I buy a multifamily property in Skokie with a VA loan?

Yes. A VA loan can buy a building with two to four units as long as you live in one of them. About 4% of Skokie's homes sit in two-unit buildings and about 9% in buildings with three or four units. If the building is rented, the village inspects it before a sale closes, so plan for that step.
