Two villages, one high school

Living in Homewood and Flossmoor

Homewood and Flossmoor sit side by side in south Cook County, with Flossmoor on Homewood's south side. They're separate villages with their own village halls and elementary districts, and they share Homewood-Flossmoor High School and the Homewood-Flossmoor Park District. About 19,500 people live in Homewood and about 9,700 in Flossmoor (9,704 in the 2020 census, per the village).

Homewood incorporated in 1893 and grew up around the Illinois Central station. Flossmoor incorporated in 1924, and by the 1920s the village was known for its country clubs and golf courses.

Downtown Homewood

The historic downtown centers on Ridge Road and Dixie Highway, Homewood, a few steps from the Metra and Amtrak station. You'll find restaurants, shops, a boutique hotel, and the Homewood Science Center, and the village holds farmers markets and outdoor events at Martin Avenue Square. Ridge Road runs along a sand ridge, the shoreline of an ancient lake.

Downtown Flossmoor

Flossmoor's downtown sits at Sterling Avenue and Flossmoor Road, Flossmoor, around the Metra station, the public library, small businesses, and both single-family and multifamily housing. The old Illinois Central depot became the Flossmoor Station Restaurant and Brewery in the late 1990s, and the village finished a downtown streetscape project in 2025.

Golf and green space

The park district owns Coyote Run Golf Course, a public 18-hole course, and runs the Irons Oaks Environmental Learning Center, a nature preserve of almost 40 acres, with the Olympia Fields Park District. Flossmoor Country Club dates to 1899, and Olympia Fields Country Club sits along Flossmoor's southern border. In Homewood, Irwin Park and Izaak Walton Preserve give you room to walk.

The two villages built out in different decades, and you can see it in the houses on each side of the village line.

Trains, highways, and Amtrak

Getting around

Both villages have a station on the Metra Electric line, which runs north to Millennium Station downtown. Homewood station sits at Harwood Avenue and Ridge Road, Homewood, about 23.5 miles from Millennium Station. Metra finished a $21 million rebuild of the station in December 2024. Amtrak's City of New Orleans, Illini, and Saluki also stop at Homewood, and Pace routes 356 and 359 connect there.

Flossmoor station sits at Flossmoor Road and Sterling Avenue, Flossmoor, one stop south of Homewood. For drivers, Homewood lists access to the Tri-State Tollway (I-80 and I-294), the Bishop Ford Freeway, I-57, and Lincoln Highway, and Flossmoor sits southeast of the I-57 and I-80 interchange.

Schools in Homewood and Flossmoor

Each village has its own elementary district. Homewood School District 153 runs Willow School, Winston Churchill School, and James Hart Middle School. Flossmoor School District 161 runs Flossmoor Hills, Heather Hill, Serena Hills, and Western Avenue elementary schools and Parker Junior High, and some Homewood addresses west of Western Avenue and south of 183rd Street attend District 161 schools.

Both villages send students to Homewood-Flossmoor High School at 999 Kedzie Avenue, Flossmoor. The high school is its own district, District 233. Because District 161 crosses into Homewood, confirm the elementary district for the exact address before you write an offer.

What buyers and investors see

Two different housing stocks

Homewood grew fast after World War II. Census estimates published by the Chicago Metropolitan Agency for Planning count 57.8% of Homewood's homes as built between 1940 and 1969. About 79% are detached single-family houses, and the village also has two-flats, three- and four-unit buildings, and larger apartment buildings.

Flossmoor's early homes were Tudor, foursquare, and Spanish Revival, according to the village, followed by mid-century ranches, contemporary homes, condos, and townhomes. The same census estimates count 82.3% of Flossmoor's homes as detached single-family houses, and about a quarter as built between 1990 and 2009. The estimates show no two-unit buildings in Flossmoor.

If you want an older house a short walk from a train, start near either downtown. If you want a newer layout, look at the homes Flossmoor added from 1990 on. Tour both villages before you narrow the search.

For veterans and military families

Buying in Homewood or Flossmoor with a VA loan

Dorazio Real Estate is veteran-owned, and our managing broker is a former U.S. Army officer and West Point graduate.

Most of Homewood's houses date from the 1940s through the 1960s, and Flossmoor has homes built before 1940, so we review condition at the first showing. Peeling paint, worn roofs, missing handrails, and aging mechanicals can all come up in a VA appraisal. Catching them during the search leaves you room to shape the offer.

A VA loan can buy a building with two to four units, as long as you live in one of them. Homewood has two-flats and three- and four-unit buildings, so a VA buyer there can live in one unit and rent the others. Flossmoor has condos and townhomes, and a condo building needs VA approval before a VA loan can buy in it.

Illinois offers property tax exemptions for veterans with a service-connected disability. Both villages sit in Cook County, so you apply through the Cook County Assessor's Office.

Our VA loan page covers the benefit, the appraisal, and buying a 2-4 flat. If PCS orders bring you here, our relocation concierge can tour homes for you by video before you arrive.

For investors

Buying a Homewood or Flossmoor rental or multifamily property

Homewood has the small multifamily stock: two-flats, three- and four-unit buildings, and apartment buildings. The village's 2023 downtown master plan, prepared with the RTA, plans for new housing downtown near the station. In Flossmoor, most homes are detached houses and the census estimates show no two-unit buildings, so a Flossmoor rental search centers on houses, condos, and townhomes.

Read an association's leasing rules before you buy a condo or townhome to rent. For a building, price it against the tax bill, insurance, and a repair reserve for a postwar structure. Our multifamily investment analysis covers the rent roll, operating expenses, cash flow, financing scenarios, and value-add potential before you commit.

Our multifamily and investment property page covers 2-4 flats, larger buildings, and house hacking with a VA or FHA loan. We also help investors buy mixed-use buildings, fix and flip projects, and furnished rentals. Read our property management page to see what our sister company manages.

Selling a Homewood or Flossmoor home

A postwar house near downtown Homewood, a Flossmoor Tudor, and a newer Flossmoor home compete for different buyers, even though they share a high school. Start with a free comparative market analysis for your address. When you list, we can add a measured 2D or 3D floor plan, and our photo prep guide walks you through getting each room ready.
