Living in Elk Grove Village
Elk Grove Village began as a planned community. In the 1950s, a group of Dallas-based land developers picked the site, and the village says Centex Corporation chose it for its rail, its new air facilities, and its highways. The group put together 1,500 continuous acres. The village incorporated on July 17, 1956, with 116 residents, and the 2020 census counted 32,812.
The village lists two counties, Cook and DuPage. Check the county for any address you're considering, since the county assessment office handles property tax exemptions.
A village split in two
The master plan divided the village in half, with homes to the west and a business park to the east, next to O'Hare. The village says its Business Park is the second largest concentration of employment in Illinois, and it names two high-tech campuses, the 125-acre Northwest Point Innovation & Technology Center and the 85-acre Elk Grove Technology Park.
Homes from the 1970s and 1980s
Census estimates in a 2026 Chicago Metropolitan Agency for Planning profile put the median home's construction year at 1974. About 48% of homes went up between 1970 and 1989, and another 37% between 1940 and 1969. Detached houses make up about 59% of the housing.
Parks and Busse Woods
The Elk Grove Park District maintains about 473 acres, including 43 parks, and runs Rainbow Falls Waterpark, Pirates' Cove, and Fox Run Golf Course. Busse Woods, the 3,558-acre Ned Brown Preserve, borders the village. The Forest Preserves of Cook County list almost 13 miles of paved trail there, along with a lake for fishing and boating and an elk pasture.
O'Hare sits on the village's northeast side. The village's O'Hare noise page points residents to the O'Hare Noise Compatibility Commission's hotline and to WebTrak, the City of Chicago's flight tracking tool. Look at both before you make an offer.
Trains and highways
Getting around Elk Grove Village
Elk Grove Village has no Metra stop of its own, so the village points riders to stations in nearby towns. On the Milwaukee District West Line, Metra lists stops in Wood Dale, Itasca, Roselle, and Schaumburg. On the Union Pacific Northwest Line, it lists Des Plaines and Mount Prospect. The village names Rosemont as its nearest CTA Blue Line stop, and that station has parking.
Pace Route 223 connects the Elk Grove industrial area with the Rosemont Blue Line station, and the village lists Pace fixed routes, vanpools, and Dial-a-Ride. For highways, the village names I-90, I-355, I-290, the Elgin-O'Hare Expressway, and Illinois Routes 53, 72, and 83. CMAP's profile shows about 73% of workers who live here drive alone, so test the drive from the house at your normal hour before you buy.

Elk Grove Village schools
Two elementary districts serve the village, School District 54 and Community Consolidated School District 59. The village counts 7 public elementary schools and 2 junior high schools between them. High schools split along Route 53 and I-290. Students west of the highway attend Conant High School in Hoffman Estates, part of Township High School District 211, and students east of it attend Elk Grove High School in Elk Grove Village, part of High School District 214.
The village also lists two private schools, Queen of the Rosary Catholic School and OneSchool Global. Check the exact address with the district before you write an offer.
What buyers and investors see
Houses, townhomes, and condos in Elk Grove Village
The same CMAP profile counts about 59% of homes as detached houses and about 12% as attached single-family homes, a category that includes townhomes. Buildings with five or more units hold about 24% of the housing, and owners occupy about 75% of occupied homes. Three-bedroom homes are the largest group at about 37%, and about 21% of homes have four bedrooms. Fewer than 3% of homes predate 1940.
A house from the 1970s or 1980s can be due for a roof, a furnace, or windows, so ask for the age of each system when you tour. The village requires a building permit for all construction, including home improvements, so ask for permits on past work. The village's housing maintenance code covers every structure, and village inspectors check residential buildings on a regular basis.
Look at the back yard after a rain. Rear-yard drainage easements carry storm water through the neighborhoods to a village storm sewer, and the village says dirt, trees, sheds, and garages placed in an easement block the water's path. The village runs a Residential Drainage Improvement Program for single-family owners.
For veterans and military families
Buying in Elk Grove Village with a VA loan
Dorazio Real Estate is veteran-owned, and our managing broker is a former U.S. Army officer and West Point graduate. Agents on our team specialize in Elk Grove Village and the northwest suburbs, and we pair you with the one whose experience fits your plans.
About 48% of Elk Grove Village homes went up from 1970 to 1989, and another 37% from 1940 to 1969. We review condition at the first showing, since a worn roof or an old water heater can come up in a VA appraisal. Peeling paint depends on the build year: the VA presumes lead-based paint in a home built before 1978 and requires the repair, and it normally treats peeling paint on a newer home as cosmetic. Catching those items during the search leaves you room to shape the offer. The VA requires wood-destroying insect information for every Illinois home before it issues its Notice of Value, so plan on a termite inspection as part of the purchase.
A VA loan can also buy a building with two to four units, as long as you live in one of them. CMAP counts less than 1% of the village's homes in two-unit buildings and about 4% in buildings with three or four units, so ask us to watch for one if you want rental income. Condo buildings need VA approval before a VA loan can buy in them, so we check a building's status early.
Illinois offers property tax exemptions for veterans with a service-connected disability rating of 30% or higher, and you apply through your county. That means the Cook County Assessor's Office, or the DuPage County Supervisor of Assessments for an address in DuPage County.
Our VA loan page covers the benefit, the appraisal, and buying a 2-4 flat. If PCS orders bring you here, our relocation concierge can tour homes for you by video before you arrive.
For investors
Buying an Elk Grove Village rental or multifamily property
Renters occupy about 25% of Elk Grove Village's homes, by CMAP's count. Buildings with five or more units hold about 24% of the housing, buildings with three or four units about 4%, and two-unit buildings less than 1%. The rental program below covers single-family rentals as well as multi-housing, so expect to compare houses, townhomes, and apartment-style buildings.
The village runs a rental licensing program, the Crime Free Multi-Housing Program. Owners, managers, or agents complete training, and the property passes an inspection before the village issues the rental license. Price that process into your plan.
The village calls its business park the second largest concentration of employment in Illinois, and CMAP's 2023 data list manufacturing, wholesale trade, and transportation as the village's three biggest employment sectors. Pace Route 223 connects the industrial area with the Rosemont Blue Line station. For a building with two or more units, our multifamily investment analysis covers the rent roll, operating expenses, cash flow, financing scenarios, and value-add potential before you commit.
Our multifamily and investment property page covers 2-4 flats, larger buildings, and house hacking with a VA or FHA loan. We also help investors buy mixed-use buildings, fix and flip projects, and furnished rentals. Read our property management page to see what our sister company manages.
