Local context changes the decision

Dorazio Real Estate helps buyers, sellers, veterans, military families, and investors across Chicagoland. Our strongest local footprint is Chicago's southwest side and the nearby suburbs, and we help anywhere in the region when the fit is right.

That includes single-family homes, condos, townhomes, 2-4 unit buildings, larger multifamily properties, mixed-use buildings, commercial property, and investment purchases or sales. Some clients come to us with one neighborhood in mind. Others are comparing four or five places at once and need help sorting out the tradeoffs.

A home in Oak Lawn, Bridgeview, Beverly, or Willow Springs can look similar online and feel different once you factor in schools, commute routes, taxes, home condition, lot size, parking, and resale demand. Each local guide below covers what buyers and sellers need to think about before a move in that area.

You can reach out even if your town isn't listed. We work with clients across Chicagoland, including most Chicago neighborhoods, Cook County suburbs, and the surrounding suburban markets, from Rogers Park to Tinley Park and from Ukrainian Village to Naperville.

Chicago's Southwest Side

Our office sits at 2010 W 103rd St. in Beverly, and these Chicago neighborhoods are our home market.

  • Beverly and Mt. Greenwood

    60643, 60655

Core home-market areas for our team. Buyers compare them for larger Chicago homes, established blocks, city services, Metra access, local schools, and quick trips to the suburbs. Sellers need pricing that accounts for block-by-block condition, home style, updates, and parking.

Southwest Suburbs

The suburbs west and southwest of our Beverly office, from Evergreen Park and Oak Lawn out to the Palos villages and Willow Springs.

  • Oak Lawn

    60453

A common comparison point for buyers who want suburban space with access back into Chicago. Schools, commute routes, hospital-area traffic, home condition, and price per square foot can all change the decision.

  • Evergreen Park

    60805

A smaller suburb next to Beverly and Mount Greenwood that buyers compare with Oak Lawn and the near southwest suburbs. Pricing depends on condition, location, and school assignment.

  • Palos Hills, Palos Park, and Palos Heights

    60465, 60464, 60463

Three villages with their own housing stock, lot patterns, school considerations, and forest preserve access. Compare them one by one instead of treating the names as interchangeable.

  • Alsip

    60803

A southwest suburb with brick ranches, raised ranches, split-levels, and townhome-style condos. Sellers should price against Alsip comps and avoid treating it as interchangeable with Oak Lawn, Evergreen Park, Blue Island, or Crestwood.

  • Bridgeview

    60455

Close to Harlem Avenue, 79th Street, I-294, I-55, and Midway. Buyers should check school districts, block location, event traffic near SeatGeek Stadium, and property condition early.

  • Hickory Hills

    60457

A southwest suburban pocket with access to I-294, I-55, US Route 45, 95th Street, and 87th Street. Buyers compare it with Palos Hills, Bridgeview, Justice, Oak Lawn, and Willow Springs.

What we handle

Properties that need more analysis

Many of our clients need a team comfortable with complex underwriting, unusual financing, and investment-grade analysis.

Multifamily and mixed-use buildings

We analyze cap rates, gross rent multipliers, and commercial zoning. For a full review before you buy, see our multifamily investment analysis.

Rental portfolios and investment sales

We review tenant histories, deferred maintenance, and cash-on-cash returns for new and experienced investors.

House hacking and VA loans

We help buyers live in one unit of a multifamily building and rent the others, and we work through the appraisal and compliance standards a VA loan brings. Veterans and active-duty service members can also get a Homes for Heroes rebate when they buy or sell with us.

Inherited properties

We give families objective guidance on the tax, valuation, and sale decisions that come with inherited real estate. A broker price opinion can set the value first.

Buyers and sellers

What working with us looks like

For buyers

We look past the listing to the block, the school district, the daily commute, and the tax bill. We flag structural, mechanical, and layout problems before you make an offer, map out your financing, and weigh resale risk so you know how you would sell later.

For sellers

We set a price from current market data, then prepare the home with staging guidance, professional photography, 3D tours, floor plans, and targeted digital marketing. We negotiate for price and clean terms, and we manage disclosures, the appraisal, and title work through closing.

Start with a conversation

Not sure which area fits?

If you're comparing neighborhoods or suburbs, start with a short conversation. We can talk through budget, commute, schools, VA loan fit, home condition, taxes, and which areas deserve a look before you spend weekends chasing the wrong listings.

If your target area is outside the places listed here, we can help directly or point you to the right next step.
