Living in St. Charles
The Fox River runs through downtown St. Charles, and the city spreads out on both banks. About 33,000 people live here (33,081 in the 2020 census). Most of St. Charles sits in Kane County, with part of the city in DuPage County, and it forms the Tri-Cities with Geneva and Batavia.
The city incorporated in 1839, and some of its houses date to 1838. Farther out, newer subdivisions have larger lots on curving streets and cul-de-sacs.
Downtown and the river
Main Street (Route 64) crosses the Fox in the middle of downtown. Hotel Baker opened there in 1928, and the Arcada Theatre opened in 1926. Both are on the National Register of Historic Places. The city's land use plan marks downtown as its only mixed-use area, with homes allowed above the shops.
The historic districts
St. Charles has three local historic districts. The Central Historic District covers downtown and the original town. The Moody-Millington and Millington districts sit on early additions to the town. In the Millington district, houses date from 1838 through the 1930s, in styles from Greek Revival and Queen Anne to Craftsman and Prairie foursquare.
The newer subdivisions
Outside the older core, the city's comprehensive plan describes newer subdivisions with larger lots on curving streets and cul-de-sacs. Single-family lots across the city run from about 5,000 to 18,000 square feet, by the plan's estimate. Townhomes and duplexes sit inside some of those neighborhoods too.
The St. Charles Park District runs Pottawatomie Park on the river, the largest park in the city, along with Pottawatomie Golf Course, Otter Cove Aquatic Park, and the paddlewheel riverboats. The Fox River Trail and the Great Western Trail both pass through town, and the Kane County forest preserve at LeRoy Oakes has almost 9 miles of trails.
Trains, buses, and highways
Getting around St. Charles
St. Charles has no Metra station of its own. Commuters use the Geneva station on the Union Pacific West Line, at 328 Crescent Place, Geneva, 35.5 miles from Ogilvie Transportation Center. Pace routes 801 and 802 stop at the Geneva station, and Pace On Demand serves a St. Charles zone.
Four state routes run through the city: Route 64 on Main Street, Route 38 (Lincoln Highway), Route 25 on 5th Avenue, and Route 31 on 2nd Street. Drive to the Geneva station from the house you're considering at the hour you'd leave for work, and check the parking before you count on the train.

St. Charles schools
St. Charles Community Unit School District 303 runs the public schools, from preschool through 12th grade. Its two high schools are St. Charles East and St. Charles North, and its middle schools are Thompson and Wredling. The district also serves parts of West Chicago, South Elgin, Wayne, Campton Hills, Wasco, and Elburn, so a St. Charles mailing address and a District 303 address are two separate questions.
District 303 assigns schools by address. Put the property address into the district's attendance boundary map before you write an offer, and confirm the result with the district.
What buyers and investors see
Older homes and newer ones
The city's comprehensive plan found that the most common St. Charles home is an owner-occupied single-family house with three or four bedrooms. Downtown, the plan describes older houses, many of them rehabbed, with small yards and little garage space. Some of those houses have been converted to apartments.
That split shapes the search. A house in a historic district gives you the walk to the river and the restaurants, and it can come with older systems, little garage space, and design guidelines for exterior work. A newer subdivision gives you a bigger lot on a curving street or cul-de-sac. Tour both kinds before you decide which trade suits you.
The city also has apartments, condominiums, townhomes, and senior housing, so a buyer who wants less upkeep has choices beyond the single-family house.
For veterans and military families
Buying in St. Charles with a VA loan
Dorazio Real Estate is veteran-owned, and our managing broker is a former U.S. Army officer and West Point graduate. Our St. Charles work runs through our western suburbs specialist, who is also a veteran.
The older houses near downtown date back as far as the 1830s, so we look at condition from the first showing. Peeling paint, worn roofs, missing handrails, and aging mechanicals can all come up in a VA appraisal. We flag those items during the search, while you still have room to shape the offer.
A VA loan can also buy a building with two to four units, as long as you live in one of them. St. Charles has duplexes and downtown houses converted to apartments, so a VA buyer can live in one unit and rent the other. If you want a condo, check that the VA has approved the building before you write an offer.
Illinois offers a property tax exemption for veterans with a service-connected disability rating of 30% or higher. Most of St. Charles is in Kane County, where you apply through the Kane County Assessment Office. Homes on the DuPage County side apply through DuPage County.
Our VA loan page covers the benefit, the appraisal, and buying a 2-4 flat. If PCS orders bring you here, our relocation concierge can tour homes for you by video before you arrive.
For investors
Buying a St. Charles rental or multifamily property
The city's plan says most rental housing in St. Charles is in multifamily buildings, plus older downtown houses converted to apartments and duplexes mixed into single-family blocks. Downtown is the one area the plan sets aside for mixed use, with homes above the storefronts.
Before you buy a converted house, confirm that the city approved the extra unit, and price it against the tax bill, insurance, and a repair reserve for a building that may be more than a century old. Inside a historic district, read the city's design guidelines before you budget for exterior work. For a building with two or more units, our multifamily investment analysis covers the rent roll, operating expenses, cash flow, financing scenarios, and value-add potential before you commit.
Our multifamily and investment property page covers 2-4 flats, larger buildings, and house hacking with a VA or FHA loan. We also help investors buy mixed-use buildings, fix and flip projects, and furnished rentals. Read our property management page to see what our sister company manages.
For sellers
Selling a St. Charles home
A downtown house in the Central Historic District and a newer home on a cul-de-sac both carry a St. Charles address, and buyers compare them with different homes. Price yours against the houses those buyers will tour the same weekend. Gather permits, improvement records, and any historic district approvals before the photographer arrives.
Start with a free comparative market analysis for your address. When you list, we can add a measured 2D or 3D floor plan, and our photo prep guide walks you through getting each room ready.

Questions people ask
St. Charles real estate questions
Does St. Charles have a Metra station?
No. St. Charles commuters use the Geneva station on Metra's Union Pacific West Line, at 328 Crescent Place, Geneva. Pace routes 801 and 802 stop there. Drive the route from the house at your normal commute hour before you buy.
Which school district serves St. Charles?
St. Charles Community Unit School District 303 serves the city, with St. Charles East and St. Charles North as its high schools. The district also covers parts of nearby towns, so check the exact address with the district's attendance boundary map before you write an offer.
Is St. Charles in Kane County or DuPage County?
Both. Most of the city sits in Kane County, and part of it sits in DuPage County. The county decides which assessment office handles your exemptions and appeals, so confirm it for the address.
What should I know before buying in a St. Charles historic district?
St. Charles has three local historic districts: Central, Moody-Millington, and Millington. Houses in the Millington district date from 1838 through the 1930s. Read the city's design guidelines before you plan exterior changes, and budget for the upkeep an older house needs.
What should veterans know before buying in St. Charles?
Look at condition from the first showing, since the older houses near downtown can raise VA appraisal repair items such as peeling paint, roofs, and handrails. Dorazio Real Estate is veteran-owned, and we flag those items during the search. If you have a service-connected disability rating of 30% or higher, ask the county assessment office about the veterans exemption.
Can I buy a multifamily property in St. Charles with a VA loan?
Yes. A VA loan can buy a building with two to four units as long as you live in one of them. St. Charles has duplexes and converted downtown houses. Confirm that the city approved each unit, then compare the rent with the taxes, insurance, and repair costs before you write the offer.
Can I use a VA loan on a St. Charles condo?
Yes, if the VA has approved the building. Check the approval before you write an offer, then review the association's dues, reserves, special assessments, and rules on rentals and pets.
