Relocation concierge
Military Relocation Concierge for Chicagoland PCS Moves
Dorazio Real Estate is a veteran-owned brokerage in the MIL-Estate network. If your orders bring you to Chicagoland, we help you find a home before you arrive. If they take you out of Illinois, we connect you with a military-aligned agent at your next station.
How the concierge works
One call for a move in either direction
You tell us where you're going, what help you need, and when you have to report. We take the first steps from there.
Moving to Chicagoland
We walk you through neighborhoods, commutes, schools, and housing options before you arrive. We work with VA loans, conventional financing, and every kind of property, from condos to 2-4 flats.
Leaving Illinois
We connect you with a military-aligned agent at your next location through the MIL-Estate network. Each referral is a warm introduction to an agent who understands PCS timelines and how military families plan a move.
One point of contact
We handle the referral, pass the receiving agent the context they need, and stay available for questions while you move.
House hunting on a PCS timeline
Buying a home from a distance
You may have a few weeks to choose a home in a city you've never visited. Video tours and a plan close most of that gap.
Live video tours
We walk the home with you on FaceTime or Zoom, or record the whole property. Ask us to open cabinets, run the faucets, test the water pressure, and show how one room leads to the next.
The neighborhood on camera
A good house on the wrong street is still the wrong home. We can record a drive through the area, the parks and schools nearby, and the commute at rush hour.
The small details
Send us a checklist before the tour. We'll get close-ups of closets, the laundry room, and storage, plus room dimensions for your furniture plan.
The inspection
Don't skip it because you're far away. Many inspectors will join a video call or send a video summary, and we can attend in person and send you notes.
Our guide to buying with virtual tours during a PCS has the full checklist.
Closing on orders
Time the closing to your report date
Your closing date has to line up with your report date, the movers, and the school calendar. Close too early and you pay a mortgage on an empty house. Close too late and your family waits in a hotel.
We suggest closing three or four days before you need to be in the house. That leaves room for a cleaning crew that runs late or a household goods shipment that slips a day.
Get preapproved before your first showing. Have your last two years of tax returns, your latest LES, and your bank statements ready. If you're coming from out of state, we can connect you with local lenders who know how to read an LES and how BAH works in the Chicago market.
Most of our military clients buy with a VA loan. The VA appraiser checks that the home is safe, structurally sound, and sanitary. On a home built before 1978, the VA presumes lead-based paint, so peeling paint has to be fixed and the appraiser certifies the repair. The VA requires wood-destroying insect information for every Illinois home before it issues its Notice of Value, so plan on a termite inspection as part of the purchase. We point those items out on the first showing. Our VA loan page covers the benefit in full.
PCS out of Chicagoland
Selling before you leave
We start with your report date and work backward. Most Chicago-area closings take 30 to 45 days once you're under contract, so we count back from there to the weekend your home should go on the market.
Price it right from the first weekend. Buyers who see a home sit for three weeks start to wonder what's wrong with it. A comparative market analysis compares your home with recent sales nearby.
Before the listing goes live, gather your disclosures, recent utility bills, any association documents, and receipts for big jobs like a new roof or furnace.
Want to keep the home and rent it out? You can keep, rent, or sell a VA-financed home after PCS orders, and our sister company, BCG Real Estate Group, manages rental property in Chicago. Read what happens to your VA loan when you PCS before you decide.

Questions PCS families ask
Military relocation questions
What if my PCS orders change after I'm under contract?
Confirm the new dates and duty station with your command, then call us the same day. We'll work through the contract deadlines with you and rework the plan, whether that means moving the search, renting for now, or finding an agent at the new station.
Should I rent first or buy right away?
That depends on how fast you report and how busy the market is at your new station. A short-term rental or an extended-stay hotel can give you time to choose. We'll help you weigh the distance to base, the commute, and pet policies.
Can you help if I'm stationed overseas?
Yes. We tour homes for you by live video, record the neighborhood, and send inspection notes. Online document signing and video calls let you stay on top of the purchase while you're on duty or deployed.
How long does a closing take in the Chicago area?
Most take 30 to 45 days once you're under contract. Plan to close three or four days before you need to move in.
Do VA loans take longer to close?
Not as a rule. The VA reported a national average of about seven business days for appraisals as of May 31, 2026. Your lender, your file, and the property set the closing date.
Can you find me an agent in another state?
Yes. Through the MIL-Estate network, we connect you with a military-aligned agent at your next location and share what they need to know about your move.
