Living in Oak Park
Living in Oak Park
Oak Park incorporated as a village on January 25, 1902. The 2020 census counted 54,583 people here, living in 4.7 square miles bordered by North Avenue on the north, Austin Boulevard on the east, Roosevelt Road on the south, and Harlem Avenue on the west.
The village counts more than 18,000 parkway trees in its urban forest. It describes itself as west of downtown Chicago, and two CTA L lines and a Metra line stop here.
The historic districts
Oak Park has three historic districts: Frank Lloyd Wright-Prairie School of Architecture, Ridgeland/Oak Park, and Gunderson. They cover about a third of the village, and all three are locally designated and listed on the National Register of Historic Places. The village says Oak Park holds the largest concentration of Prairie School architecture in America, including 25 designs by Frank Lloyd Wright, who lived here from 1889 to 1909.
Inside a district, the village reviews every building permit, and its Historic Preservation Commission reviews exterior alterations, additions, new construction, and demolition. Ordinary repairs that need no permit, such as exterior painting, skip the commission.
Business districts and land use
The village lists 12 business districts. Downtown Oak Park, the Hemingway District, and the Arts District each have their own business association. CMAP's 2023 land use count puts 45.4% of Oak Park's land in single-family residential use, 9.9% in multifamily residential use, and 3.4% in commercial use.
Parks and recreation
The Park District of Oak Park has served the village since 1912. It runs 18 parks on 84 acres, including Scoville Park, Austin Gardens, and the Oak Park Conservatory. It also runs two outdoor pools, Rehm and Ridgeland Common, and the Paul Hruby Ice Arena, an indoor rink open year-round. Cheney Mansion, Pleasant Home, and the conservatory are its three historic properties.
Oak Park street addresses use ZIP codes 60301, 60302, and 60304, and ZIP 60303 serves post office boxes. Confirm the ZIP when you read a listing.

What buyers and investors see
Older houses, two-flats, and condos in Oak Park
CMAP's June 2026 community snapshot, built on 2020 to 2024 census estimates, counts 39.7% of Oak Park's homes as detached houses and 3.3% as attached single-family homes. Buildings with two units hold 5.4% of the homes, and buildings with three or four units hold 4.9%. The rest sit in larger buildings: 12.0% in buildings with five to nine units, 9.4% in buildings with 10 to 19, and 25.4% in buildings with 20 or more.
The housing is old. The median home was built in 1938, and 59.3% of homes went up before 1940. Another 19.9% date from 1940 to 1969, and 4.2% were built in 2010 or later. About 30.7% of homes have one bedroom or none, and 6.7% have five or more.
Condos sit in the larger buildings and in smaller associations. The village notes a growing number of condominium and townhome associations, requires every condo association to register, and inspects a share of rented condo units every two years. Read an association's leasing rules and budget before you make an offer.
Village inspectors also walk the exteriors of single-family, two-flat, and three-flat buildings, covering about a third of the village's housing stock each year, and write up peeling paint, crumbling chimneys, sagging eaves, and missing handrails. Ask whether the owner has received a repair letter from the village.
For veterans and military families
Buying in Oak Park with a VA loan
Dorazio Real Estate is veteran-owned, and our managing broker is a former U.S. Army officer and West Point graduate. Agents on our team specialize in Oak Park and the western suburbs, and we pair you with the one whose experience fits your plans.
With a median build year of 1938, most Oak Park homes predate 1940, so we review condition at the first showing. A worn roof, an old water heater, or peeling paint can come up in a VA appraisal. Catching those items during the search leaves you room to shape the offer. In a historic district, the village reviews permits for exterior work, so ask what a repair involves before you commit. The VA requires wood-destroying insect information for every Illinois home before it issues its Notice of Value, so plan on a termite inspection as part of the purchase.
A VA loan can also buy a building with two to four units, as long as you live in one of them. In Oak Park, 5.4% of homes sit in two-unit buildings and 4.9% in buildings with three or four units, so a two-flat is a real option. Condo buildings need VA approval before a VA loan can buy in them, and 25.4% of Oak Park's homes sit in buildings with 20 or more units.
Illinois offers property tax exemptions for veterans with a service-connected disability rating of 30% or higher. Oak Park sits in Cook County, so you apply through the Cook County Assessor's Office.
Our VA loan page covers the benefit, the appraisal, and buying a 2-4 flat. If PCS orders bring you here, our relocation concierge can tour homes for you by video before you arrive.
For investors
Buying an Oak Park rental or multifamily property
Renters occupy 40.0% of Oak Park's homes and owners 60.0%, by the 2020 to 2024 estimates. Under the village's own licensing and inspection rules, rental property here includes single-family houses, rented condos, two-flats, three-flats, and buildings of four or more units. Buildings with 20 or more units hold 25.4% of the homes.
Health care provides the most jobs inside Oak Park, 4,911 jobs or 28.7% of the total in 2023, and education comes second with 2,845. Rush Oak Park Hospital sits at 520 S. Maple Avenue, Oak Park. With two CTA lines and a Metra station in the village, check each building's walk to a station.
The village requires every owner of rental housing to hold a village license and complete a management seminar with each renewal. For buildings with four or more units, the village inspects the common areas and the interior of at least a third of the units, and a seller must hand the buyer a village presale inspection report. Short-term rentals need a separate business license and an inspection. Exterior work that needs a permit in a historic district goes through village review, so price that into a rehab.
For a building with two or more units, our multifamily investment analysis covers the rent roll, operating expenses, cash flow, financing scenarios, and value-add potential before you commit.
Our multifamily and investment property page covers 2-4 flats, larger buildings, and house hacking with a VA or FHA loan. We also help investors buy mixed-use buildings, fix and flip projects, and furnished rentals. Read our property management page to see what our sister company manages.
For sellers
Selling an Oak Park home
The median Oak Park home dates from 1938, so a buyer may tour houses of several ages in one weekend. Updates to the roof, mechanicals, windows, kitchen, and baths set yours apart. Village inspectors walk single-family, two-flat, and three-flat exteriors and cover about a third of the village's housing stock each year, so fix peeling paint and loose handrails before you list.
In a historic district, gather permit records for exterior work, since the village reviews those permits. If you own a building with four or more units, request the village's presale inspection at least two weeks before closing.
Start with a free comparative market analysis for your address. When you list, we can add a measured 2D or 3D floor plan, and our photo prep guide walks you through getting each room ready.
