Living in Schaumburg
Schaumburg incorporated on March 7, 1956, and has grown from 130 people to 78,723 in the 2020 census. The village says it sits about 30 miles from Chicago and about 11 miles west of O'Hare, and that little land remains for new homes, so growth has been slow since 1990.
Schaumburg sits in two counties. The Census Bureau lists it in Cook and DuPage, and the village's airport covers land in both. The county decides which assessor handles your property and where a veteran files for a tax exemption, so we confirm the county for the exact address before you write an offer.
Olde Schaumburg Centre
The village started at Schaumburg and Roselle Roads, where the Olde Schaumburg Centre Historic District keeps historic buildings and markers from the area's German farming days. German was the first language in most Schaumburg households until the 1950s. Schaumburg Centre School, a one-room schoolhouse at 231 S. Roselle Road, Schaumburg, dates to 1872. The village adopted design guidelines for properties inside the district in 2005, so ask us to check them before you plan exterior work on a home there.
Homes from the 1960s to the 1990s
The village says its population growth from the mid-1960s to 1990 was one of the fastest in the country, and the homes show it. Census estimates in a 2025 Chicago Metropolitan Agency for Planning (CMAP) profile put the median home's construction year at 1979. About half of the homes went up from 1960 to 1979, another 39% from 1980 to 1999, and about 7% since 2000.
Parks, trails, and Spring Valley
The Schaumburg Park District maintains more than 60 parks and open spaces. Spring Valley Nature Center and Heritage Farm, at 1111 E. Schaumburg Road, Schaumburg, covers 135 acres with 3.5 miles of accessible trails, and Olympic Park holds soccer and softball fields and a skate park. The village counts more than 90 miles of bike paths, bike lanes, and bike routes.
Woodfield is the village's commercial center. Woodfield Mall, at 5 Woodfield Mall, Schaumburg, has been a shopping landmark since the 1970s, and the village lists it as its largest employer, with 4,200 employees. The village's Woodfield Regional Center plan, first adopted in the 1980s, covers sectors along Golf Road, Woodfield Road, Martingale Road, and Roselle Road. Across the village, almost 5,000 businesses employ more than 80,000 people.

Getting around Schaumburg
Schaumburg's Metra station sits at 2000 S. Springinsguth Road, Schaumburg, on the Milwaukee District West Line (MD-W), which runs to Chicago Union Station and Elgin. Metra puts the station in fare zone 4 and counts 6 parking lots with 1,572 spaces. The village runs the north lots, and the south lot sits across the tracks in Roselle. The village also provides 40 free enclosed bike lockers at the station, and its Dial-A-Ride Transportation (DART) service gives residents a ride there when they reserve at least 90 minutes ahead.
Pace runs a hub at 1730 Kimberly Drive, Schaumburg, called the Northwest Transportation Center, with buses to Cook, DuPage, and Kane counties. Route 600 is an I-90 express to the Rosemont Transit Center, where you can connect to the CTA Blue Line for O'Hare and Chicago. Route 554 links Elgin, Hanover Park Metra, Woodfield Mall, and the hub, and route 208 runs along Golf Road to Evanston. The free Woodfield Trolley, route 905, runs between the convention center hotel, Roosevelt University's Schaumburg campus, Woodfield Mall, and the hub.
The village lists I-90 (the Jane Addams Memorial Tollway) and Illinois 390 as Illinois Tollway roads, and I-290, Route 53, Golf Road, Higgins Road, and Algonquin Road as state roads. Schaumburg Road and Roselle Road belong to the Cook County Highway Department, and the village calls Meacham Road a major north-south corridor. Ride the train or drive the route from the house at your normal commute hour before you buy.

Schaumburg schools
Four public school districts serve Schaumburg addresses, by the village's list: School District 54, Palatine Community Consolidated District 15, Elgin School District U-46, and Township High School District 211. District 54 calls itself the largest elementary school district in Illinois, with families from Schaumburg, Hoffman Estates, Elk Grove Village, Hanover Park, Roselle, Streamwood, and Rolling Meadows. District 15 says its boundary includes all or parts of seven communities, Schaumburg among them.
For high school, the village lists Schaumburg, Conant, and Hoffman Estates High Schools in District 211. Schaumburg High School sits at 1100 W. Schaumburg Road, Schaumburg. District 211 offers a What's My School? lookup, District 54 posts a boundary map, and District 15's Map My School tool takes an address.
Each district assigns schools by address, and District 54 says its map gives only a general idea. Check the exact address with the district before you write an offer.
What buyers and investors see
Schaumburg homes, condos, and townhomes
The same 2025 profile counts about 52% of Schaumburg's homes as one-unit houses, a category that includes townhomes. About 16% sit in buildings with two to four units, about 20% in buildings with 5 to 49 units, and about 12% in buildings with 50 or more. Owners occupy about 62% of the homes and renters about 38%.
The village's housing page lists condos, single-family homes, apartment complexes, extended-stay developments, and senior housing among its choices. Read a condo association's budget, rules, and rental limits before you buy, and ask whether the building sits in Cook County or DuPage County.
Only about 1% of the homes date from 1939 or earlier, and most of what you tour will date from the 1960s through the 1990s. A house from the 1970s or 1980s can be due for a roof, a furnace, or windows, so ask for the age of each system at every showing.
For veterans and military families
Buying in Schaumburg with a VA loan
Dorazio Real Estate is veteran-owned, and our managing broker is a former U.S. Army officer and West Point graduate. Agents on our team specialize in Schaumburg and the northwest suburbs, and we pair you with the one whose experience fits your plans.
About half of Schaumburg's homes date from 1960 to 1979, and another 39% from 1980 to 1999. We review condition at the first showing, since a worn roof or an old water heater can come up in a VA appraisal. Peeling paint depends on the build year: the VA presumes lead-based paint in a home built before 1978 and requires the repair, and it normally treats peeling paint on a newer home as cosmetic. Catching those items during the search leaves you room to shape the offer. The VA requires wood-destroying insect information for every Illinois home before it issues its Notice of Value, so plan on a termite inspection as part of the purchase.
A VA loan can also buy a building with two to four units, as long as you live in one of them. About 16% of Schaumburg's homes sit in buildings that size, by the 2025 profile's count, so ask us to watch for one if you want rental income. Condo buildings need VA approval before a VA loan can buy in them, so confirm a building's status before you fall for a unit.
Illinois offers property tax exemptions for veterans with a service-connected disability rating of 30% or higher, and you apply through your county. That means the Cook County Assessor's Office or the DuPage County Supervisor of Assessments, depending on which part of Schaumburg you buy in. Cook County applicants file again every year.
Our VA loan page covers the benefit, the appraisal, and buying a 2-4 flat. If PCS orders bring you here, our relocation concierge can tour homes for you by video before you arrive.
For investors
Buying a Schaumburg rental or multifamily property
Renters occupy about 38% of Schaumburg's homes. About 16% of the homes sit in two- to four-unit buildings, 20% in buildings with 5 to 49 units, and 12% in buildings with 50 or more, so buildings of every size exist here. The same profile reports that a business entity appeared on the deed as the buyer in about 27% of Schaumburg's 2022 residential sales, against about 14% across Cook County.
The village calls itself the economic center of the northwest suburbs, with almost 5,000 businesses and more than 80,000 people working in them. When you estimate demand for a rental, measure its distance from the Metra station, the Pace hub on Kimberly Drive, Schaumburg, and the Woodfield area.
Schaumburg regulates rentals. The village requires a rental license for every single-family and multi-family rental, inspects the inside and outside of each rented single-family home every three years, and requires landlords to attend a Crime Free Housing Seminar once. The license renews each year, so budget for the inspections and the renewal. Read an association's leasing rules before you buy a condo or townhome to rent, and check which county the property sits in, since the county sets the tax bill.
For a building with two or more units, our multifamily investment analysis covers the rent roll, operating expenses, cash flow, financing scenarios, and value-add potential before you commit.
Our multifamily and investment property page covers 2-4 flats, larger buildings, and house hacking with a VA or FHA loan. We also help investors buy mixed-use buildings, fix and flip projects, and furnished rentals. Read our property management page to see what our sister company manages.
For sellers
Selling a Schaumburg home
Half of Schaumburg's homes were built between 1960 and 1979, so a buyer may tour several homes of the same era in one weekend. Updates to the kitchen, roof, windows, and mechanicals set yours apart. The village issues permits for roofing, furnaces, air conditioners, electrical work, and siding over the counter, so gather those records before the photographer arrives.
Schaumburg adds one step before closing. The seller carries the primary liability for the village's real estate transfer tax, and a transfer stamp application can take up to three business days. The village asks for applications five to seven business days before closing, and code violations on the property can delay the stamp. We build that date into your timeline.
Start with a free comparative market analysis for your address. When you list, we can add a measured 2D or 3D floor plan, and our photo prep guide walks you through getting each room ready.
