A Week of Closings, a Testament to Trust: Five Transactions and a Whole Lot of Teamwork
The week of July 14 through 18 2025 was a big one for Dorazio Real Estate. Over five days, our team successfully closed five real estate transactions for three separate clients, totaling more than $1.7 million in sales and purchases. It was a week that brought together experience, coordination, persistence, and trust.
These weren’t simple deals. Several involved both the sale of one home and the purchase of another, often tied to other buyers and sellers with their own timelines and contingencies. Everyone involved had to move in sync. From our team to the clients, lenders, attorneys, and cooperating agents, each person played a part in making these transactions come together smoothly.
We’re always grateful when clients trust us to help with a single sale or purchase. But when someone asks us to handle both at once, it shows a deeper level of trust. That’s something we don’t take lightly.
Helping a First Responder Find the Right Fit
One of the week’s transactions was for a Chicago Police Officer participating in the Homes for Heroes program. She had been living in a single-family home in Hegewisch, a property that had been passed down through her family. It was full of memories, but no longer the right fit for her daily life or commute.
She sold that home and purchased a newer 2-bedroom, 2-bath condo in Clearing. The new home is not only more modern and easier to maintain, but also far more convenient for her work schedule. It’s the kind of transition that makes a real difference in someone’s day-to-day life, and we’re honored to have played a role in it.
A Move Within Beverly, Rooted in History and Growth
Another client couple sold their beautiful single-family home in Beverly and purchased a larger, historic property just a few blocks away. Their new home is inspired by the architectural style of H. H. Waterman and offers just as much curb appeal as their last one, with even more space and character.
Transactions like these are always especially meaningful to our team. Beverly and Mt. Greenwood are home turf for us, and every deal we complete here deepens our relationships and experience within the neighborhood. We know how special these communities are, and we love helping others find their long-term place here.
Patience Pays Off in Oak Park
Our final buyer of the week closed on a 2-bedroom, 2-bath condo on the fourth floor of a well-kept building with sweeping views of historic Oak Park. The condo market in this part of town has been extremely competitive, with limited inventory and strong demand driving quick offers and tight margins. It took some time to find the right unit, and even longer to make sure the numbers made sense for our client’s goals and budget.
But the patience paid off. After navigating a few near misses and tricky negotiations, everything lined up on this one. The result is a great home in a great spot, and a client who ended up exactly where they were meant to be.
Behind the Scenes: Timing, Contingencies, and a Whole Lot of Communication
Coordinating multiple closings for the same clients brings a level of complexity that doesn’t always show on the surface. Each sale is often contingent on a purchase, which may be contingent on another sale, and so on. If one piece shifts, everything else has to adjust with it. This chain reaction makes timing crucial, and good communication even more so.
We are proud to say that everything stayed on track. Everyone involved came through, and the result was a record-setting week for our team.
